Wifi and What the Landlord Provides
Wifi and What the Landlord Provides
Internet in a student house is either a house service, a tenant SIM, or a hopeful rumour. ManjeProp will say which of those is true in the lease and on the listing. We will not pretend a dead router is a human-rights emergency, and we will not ignore a house access point that we actually undertook to keep up.
This is how to tell the difference, and how to report the kind of failure the desk can act on.
Read the sentence in the lease
Before you move in, find the clause. It will usually be one of:
- House wifi included, with a stated fair-use or a stated provider
- Fibre point in the room, tenant buys the service
- Nothing — you bring a router or you use mobile data
If the listing said “wifi included” and the lease says you buy a SIM, believe the lease and write to us before you pay a deposit. Advertising that overclaims is our problem to correct. Silent assumptions are how December arguments start.
Parents: ask this on the enquiry form with the property name. Do not accept “everyone just shares a password.”
What a tenant may try, once
If the house router is a house object and the lease says we provide it, the fault form’s Internet / utility checklist is short: restart once — off, wait ten seconds, on. Tell us which lights are showing. That is the whole DIY. You do not open the device. You do not factory-reset a house router “to see.” You do not move it to your bedroom because your stream was buffering.
If the service is yours — your SIM, your account — the provider is your first call. We can still help if the plug is dead or the house wiring is the reason the ONT has no power. That is electricity or a plug, not a password.
What to put on the ticket
Open Report a fault. Category: Internet / utility. Write:
- Property and room
- Whether this is house wifi or your own line
- What you see on the lights (power, internet, wifi — in ordinary words)
- Whether other rooms are down or only you
- Whether you already did the one restart
- When it started — including after load-shedding, if that is true
A photo of the router face, not of your ID, helps. Do not photograph the admin password sticker on a public story.
Severity: Medium or High if the house service is down for everyone and the lease included it. Not Emergency unless the failure is actually a fire, a shock or a security problem at the gate. A stalled assignment is miserable. It is not a burst pipe.
What we can fix and what we cannot
We can replace a dead house router, a failed plug, a chewed cable in a common area we control, a tripped house circuit (via a registered electrician, without you opening the board). We can talk to a provider if the account is in the house name.
We cannot make a campus platform load faster. We cannot cancel your data contract. We cannot promise uptime the metro and the provider do not promise. We cannot refund rent on a ticket because a game lagged unless your lease actually says that.
Load-shedding will kill wifi. That is an outage, not a broken access point, unless the router stays dead after power returns.
Shared-house manners
Do not change the house password and leave town. Do not host a public hotspot on a house line for the street. Do not plug a mining box into a shared circuit and then report “trips.” If a housemate is abusing a capped house line, that is occupancy and house rules, with dates, not a fake water leak.
Staff notes
On the listing, write the true model: included, point only, or none. On the desk, a wifi ticket still needs a unit and a close. If a contractor replaces a router, log the repair with the serial of the new device, not the tenant’s identity number.
Knowledge-base tips stop at one restart and a light description. They never tell anyone to open a DB board because “the fibre is off.”
If the house service is down for a whole evening during exams, still use High, not Emergency, unless something is actually on fire. We will treat a house-wide outage as a same-day utility job when the lease included the service. We will not pretend we can make a campus portal faster.
Internet is a utility when we said it was. Report that kind of failure with lights, not with adjectives.
